Underground parking structures
Exterior underground parking walls – monolithic reinforced concrete. The walls are insulated on the outside with a thermal insulation layer of expanded polystyrene.
Columns and staircase walls, elevator wells and flooring – monolithic reinforced concrete.
Exterior walls – reinforced three-layer concrete wall slabs: exterior ferroconcrete layer + thermal insulation layer of neopor + inner ferroconcrete layer. This design meets the requirements for energy class A buildings.
The facade is painted with light-coloured paint. The inner surface of the exterior walls has no plastering and is not painted.
Internal walls and partitions
Walls between apartments – prefabricated single-layer concrete wall panels, 210 mm thick.
WC partitions – 100 mm thick brick blocks. Wall surfaces of those partitions from the inner side of the WCs – no plaster, no paint, no putty. From the side of rooms – plastered, no paint, no putty.
Partitions between rooms – gypsum board (75 mm galvanised metal profile carcass, filled with rock wool sound insulation and covered from both sides with a double layer of gypsum board). Seams between gypsum board panels are not filled, the surface is not primed and is unpainted.
Flooring and ceilings
Floorings – reinforced concrete slabs. Ceiling – not plastered, no decoration.
Roof – superposed, insulated with a polystyrene foam layer; not used. Roof coating – bitumen, heat-welded.
Windows and windowsills
Windows – wooden, triple-pane glass insulation unit. Window heat transfer coefficient ≤ 0.9 W/m²K.
External windowsills – metal sheet.
Entrance to the apartment – wooden, with "master key" system. Door has a peephole. Internal apartment doors are not installed.
A layer of concrete on sand concrete soundproof panels is installed throughout the apartment.
Floor coatings on the concrete layer are not installed.
Balconies / terraces
Balcony floors – reinforced concrete slab. Upper slab finish – natural concrete without additional waterproofing. Mounted glass railings.
Terrace paving – wooden blocks. Mounted glass railings.
Manifold-type central district heating system. Underfloor heating in the apartments. The piping system for the heating in the apartment bathroom is connected to the district heating system to the heating device (towel rail), which will be operated from the apartment heating system during the heating season and using the electric heater during the summer. Heat metering system.
Stairwells have radiators with integrated thermostatic valves and thermostatic heads.
Underground parking and bicycle storage, and technical premises are unheated.
The common heat-recovery ventilation system is installed in the buildings. Recuperator units are mounted on the roofs. Fresh air in the apartments is supplied to the living rooms and bedrooms, and extracted from the kitchens, toilets and shower rooms.
Apartments are equipped with exhaust air ducts for kitchen hoods.
Horizontal ducts in the rooms are uncovered.
The underground parking area has smoke exhaust ducts and CO exhaust systems.
The house has an indoor cooling system. There are installation locations for the cooling unit (air conditioner) on the roof. The builder will install pipelines between the outer and inner blocks, but the unit will not be mounted. Devices are installed on the buyer’s demand.
Connected to the district mains network. The house is installed with hot and cold water stands. Pipes are laid to the sanitary and kitchen appliances provided in the project, and completed with nozzles with blind flanges. Cold and hot water meters will be installed in the apartment. Plumbing devices are not installed.
Household waste water stands are installed. Pipes with blind flanges will be constructed to the sanitary and kitchen appliances, as provided in the project.
Electricity metering of common premises and apartments is installed electrical panel with automatic breakers and voltage inside the apartment. The apartment will have electrical wiring with copper conductors and double insulation, and will be fire retardant, with hidden distribution boxes. Sockets, switches and lighting fixtures are not installed.
Lighting fixtures are installed on the balconies.
A switching box for low-voltage systems (television, telephone) is installed on each floor, in the stairwell. From this, PVC pipe installations are connected to the apartment, and the apartment has a low-voltage wiring distribution box. Pipes for the telephone and cable television cable run from the staircase communication box to the apartment distribution box. The apartment has communication wiring with copper conductors and hidden distribution boxes. Telephone, television and internet sockets are not installed. Fire sensors are fitted in accordance with project requirements. An intercom system is installed Residents can see who is calling the apartment at the entrance gate and the stairwell door. The resident can enter the apartment using the "master key" system, or by unlocking the electromagnetic lock using a button or an individual password.
Video surveillance system
Video surveillance system; video cameras.
The lightning protection system has an active lightning conductor, which is connected to the grounding system.
Staircases – precast concrete stairs, landings and flights. Stairwell entrance doors – aluminium frame with glass insulating unit and the built-in intercom. Wall finish – putty and paint. Suspended ceilings. Mounted, motion-controlled LED fixtures, and heating devices – radiators with integrated thermostatic valves and thermostatic heads.
Stairs and landings are tiled. Metal railings, wooden handrails.
The buildings will be installed with elevators.
Installed: children’s playground, benches. Pavements, sidewalks, landscaping, street and yard lighting, and other landscaping elements are installed in accordance with the site plan. Inner courtyard – closed, only for residents and their visitors.
Columns – natural concrete, not painted. Ceilings under the residential building zones – with thermal insulation. Inner surface of exterior walls – no plastering, no painting, no putty. Floors – concrete layer. Parking spaces are marked according to the project.
The entrance to the underground parking area is through an automatic lifting gate with an automatic drive. Gates are opened automatically by scanning the car registration number or using a mobile phone by dialling the corresponding number.
Inner walls and partitions – brick or block masonry (not plastered, not painted). Surface-mounted electrical wiring; each storage area has a lighting fixture, a switch, and a painted-metal locked door with a master key.
Waste collection room
This room is on the basement floor of the building near the entrance to the underground car park. The entrance is from the street. The room is equipped with a ventilation system.
